• Are there records of its design, permits and maintenance?
• Has it kept up with how the property is used — added bedrooms, more occupants?
• Are there any signs of trouble, like soggy areas over the bed or slow drains?

If it's a vacant lot

On a bare building lot, the key question is whether the land can support a system for the home you want to build. Soil conditions, the size and shape of the lot, setbacks and the water table all shape what's possible — and sometimes where on the lot you can build at all. Knowing that early can save you from designing a house the septic can't support.

• Wet or spongy ground over the drain field
• An addition or extra bedrooms added since the system went in
